WHY START INVESTING IN SLOVAKIA?

ITS VERY SIMPLE…IN OUR OPINION THERE IS NOT A BETTER EUROPEAN ECONOMY TO INVEST IN….AND THE EURO IS ONLY 2 YEARS AWAY AS WELL!
Key points to note:
- Highly praised and strong financial base. Inflation currently around 2% with falling unemployment.
- Change to the Euro expected in 2009 (traditionally a further driver for capital appreciation)
- Strong currency (Slovak Koruna) for past number of years
- Property prices have experienced steady growth and now expected to grow at around 15-20% for the next 3 – 4 years at least (this gives a 100% increase in 6 years)
- Very short supply of rental property. New increased wages makes demand for new property soar.
- Industry increasing through Slovakia and independent areas having vibrant economy – Zilina, Trnava, Kosice, Bratislava.
- Tourist numbers grew by 48% in 2006. Airline traffic through Europe to Slovakia at record levels in 2006. Airport expansion in Bratislava, Zilina and Poprad planned.
- Very Strong international investment. Over the past few years major car manufacturers such as Hyundai-Kia, Peugeot and Volkswagen have opened new billion dollar car operations. This has made Slovakia the biggest car producer in the world (per capita) and has underpinned the attraction for further investment.
- Samsung announces investment of over $2 billion in Slovakia production plant.
- Kia announces expectation to increase Zilina workforce to 3,000 within three years.
- New funding arrangements for Slovak residents making mortgages more attractive and attainable. However, this effect will take a little while to filter whilst borrowing criteria for nationals are being clarified. International investment supplying good rental stock, demand for all very strong.
- Slovakia, and Bratislava in particular, has a massive shortage of housing stock. Stock levels in Bratislava around 35,000 units under capacity. Units being delivered at around 3,500 units a year in the capital. The picture similar throughout other areas.
- 19% discount on property (VAT refund) available for property purchases in Limited company name. This can be UK company with Slovak mortgage or for cash purchase.
- No Capital gains on new property held for short term (2-5 years)
